What are the conditions for Chinese people to buy property in Thailand? Non-Thai nationals cannot purchase land in Thailand, meaning foreigners cannot buy permanent property buildings with land, especially villas.


Foreigners can buy as many condominiums as they want, and they have permanent ownership. The only restriction is that 51% of the ownership of the entire condominium building must be held by Thai citizens, and foreigners can purchase a maximum of 49% of the condominiums.


Foreign nationals can also purchase villas or land in Thailand and have permanent ownership, but this must be done through registering a Thai company. Registering a company in Thailand takes only 7 days and is inexpensive, generally not requiring you to operate it actively, with only a small annual accounting fee.

 

Foreigners can obtain loans to buy property in Thailand, with the down payment calculated based on the property price or valuation, generally around 30%. However, the interest rate is relatively high, around 5%.
