Lease Term and Payment Period
Most of the houses rented to students in Hong Kong require a one-year fixed lease, but according to Hong Kong law, there is no mandatory one-year requirement for signing a new lease. As long as an agreement is reached with the landlord, signing for a few months is also legal.
Similarly, there is no law in Hong Kong that requires a one-year lease to be paid in full at once. Many landlords require a one-year lease paid in full to prevent mainland students from graduating in May and leaving immediately.
Many landlords will require full payment at once on the grounds that students have no income, but we can explain to the landlord that we have submitted proof of assets to the Immigration Department, which includes rental expenses, in order to study.
